Presentation:

A checklist is always great to help you remember everything. Here is one we recommend that isn’t exhaustive- but will give you a good idea!

– A general tidy (put away all unnecessary items for the purpose of sale presentation)

– Make beds & put away kids toys

– Wipe/dust all surfaces (this includes window sills and skirtings)

– Vacuum/mop all floors

– Attend to obvious repairs such as loose door hinges and holes

– Have candles or air fresheners around for a welcoming aroma to potential buyers

– Where you can, keep gas, electricity & water connected. Heating, air conditioning and lighting (all depending on the season) make a huge impact to the overall feel of your home to potential purchasers

Price:

There is often a large difference between what you ‘want’ or ‘need’, to what you will realistically achieve for your final sale price. The market conditions are ultimately what determine the value of your property, and purchasers nowadays have a lot of information available to them. In short- they know when something is too much.

An overly priced property will not generate competition, interest or offers- so it’s very important to set your asking price with this in mind.
